The place is always kept in good order for the tenants. On site management is quick to respond to tenant's concerns/problems. Rents are in line with other properties in Athens area.
We have been owners at UC for the past 8 years and the management has always been right on our tenant requests for service! We recently rehabbed our unit to update it and many others are doing the same. The amenities can't be beat!
DOCUMENT EVERYTHING. It costs about $25 to make a small-claims complaint, and if they are found to be unlawfully withholding your deposit, you get legal fees, and DOUBLE the deposit amount as a settlement. I got my ENTIRE deposit back from these scam artists by taking video evidence from before move in, cleaning day, and my move-out inspection, and threatening legal action. Google Ohio chapter 5321.16.

I enjoyed living here until they started trying to suck money out of us. Lied about charging repairs and charged us for them when they said they would not, using security deposit for cleaning normal wear and tear. This place is nice when you start, but I felt they didn't value loyalty at all from someone who never missed a rent payment. 0/10 couches were garbage too
OU's legal services has amazing and easy-to-read info on WHAT YOUR RIGHTS ARE as a tenant. The rent is cheap, but BELIEVE what everyone says in that you will fight tooth and nail to get your deposit back.
The community is quiet and seemed safe. Just follow the rules. They are very by-the-book, and so should you be.
CLEAN EVERYTHING. That includes STEAM CLEANING the carpets (you can rent a cleaner from Walmart or Kroger). KEEP RECEIPTS, TAKE PICTURES. Send the office manager the receipts. If you leave ANY dirt or garbage in your apartment, you will be charged (and deserve to be, because the lease says "returned in the same state as when you took possession"). Again, this includes CLEAN CARPETS.
